The owner of 485 McLeod Street is currently renovating the existing three-storey, duplex dwelling to include a third unit which requires three minor variances.
Minor Variance Requests Approved by the Committee of Adjustment to Permit:
- Reduced lot width of 10 metres (By-law requires 12 metres);
- Reduced lot area of 305.7 m2 (By-law requires 360m2); and
- Reduced interior side yard setback of 0.5 metres (By-law requires 1.2 metres).

To consider an Application for Minor Variances to permit a reduced lot width, lot area and westerly side yard setback. It is proposed to demolish the existing dwelling and construct a three-storey, three-unit dwelling.

To consider an Application for Minor Variances to permit a reduced rear yard setback, rear yard area and southerly side yard setback. It is proposed to construct a one-storey addition on the southwest corner of the existing semi-detached dwelling.

To consider an application for authorization to subdivide the land into two separate parcels. The land that will be subdivided and the one that will be preserved have already had separate land titles that have been merged since then. The property is occupied by two two-storey detached houses.
6. 601 Somerset Street West – D08-02-17/A-00319
To consider an Application for Minor Variances to permit a reduced percentage for the windows and entrance on the Somerset Street West façade, as well as a reduced westerly corner side yard (Percy Street) setback. Also, to permit all the listed permitted non-residential uses in the TM zone, other than an office, to have an increased gross floor area. It is proposed to construct a three-storey, mix-use commercial/residential building.
