Notice of Committee of Adjustment Hearing:

The following files will be heard by the Committee of Adjustment:
1. 101 Bell Street N – D08-01-17/B-00397 & D08-01-17/B-00398
The Owner is seeking permission to subdivide the property into two separate parcels of land. The requested subdivision will be to facilitate the demolition of the existing detached garage located at the rear of the property and construction of a two-storey detached dwelling on the southern parcel. The existing three-unit dwelling on the nothern parcel is to remain.
1 b. 101 Bell Street N – D08-01-17/B-00397 & D08-01-17/B-00398
The applicant requires relief from requirements of the zoning bylaw to construct the abovementioned two-storey detached dwelling on the newly created southern parcel.
– Reduced lot width of 8.7 metres (By-law requires 12 metres).
– Reduced lot areas of 187.6 m2 (By-law requires a 360 m2).
2. 744 Gladstone Street- D08-01-17/B-00405 to D08-01-17/B-00409
The Owner wishes to subdivide the remaining two dwelling units (municipally known as 744 B Gladstone Avenue and 286 Cambridge Street North) and the commercial unit (municipally known as 744 A Gladstone Avenue) into three separate parcels of land in order to establish separate ownerships for each of the newly created parcels.
3. 350 Bay Street- D08-02-17/A-00333
The Owner wishes to establish a commercial unit on the ground floor of the existing three-storey building. To proceed, the site requires a minor variance from the Zoning By-law to permit only 41.96%, of the Somerset Street facing façade to be comprised of windows and entrances (By-law requires, minimum 50%).
